These Terms of Service ("Terms") govern your access to and use of the website gricapital.net and the real estate advisory services provided by GRI Capital, LLC ("GRI Capital," "we," "us," or "our"). By using our website or engaging with our services, you agree to these Terms.
If you do not agree, do not use the site or services.
1. Eligibility
You must be at least 18 years old and capable of entering into a legally binding contract to use our services. By using the site, you represent that you meet these requirements.
2. Services Provided
GRI Capital offers real estate advisory services, including buyer representation, seller representation, investor matching, property analysis, and related consulting. All real estate brokerage services are performed under the supervision of a licensed California real estate broker.
The website provides general information about the market, our services, and select listings. Information about specific properties is sourced from the MLS and other public records and is believed to be accurate but is not guaranteed. Always verify property facts independently before making a real estate decision.
3. Communications and SMS Terms
By providing your email address or phone number to GRI Capital, you authorize us to contact you about your inquiry. By specifically opting in to SMS messaging — through a website checkbox, verbal consent during a phone call, or a sign-in form — you agree to the following:
What we send: Appointment confirmations, property updates, market reports, follow-ups during active inquiries, and other content relevant to the services you've requested.
Frequency: Varies based on your engagement; typically not more than several messages per week.
Costs: Message and data rates may apply based on your mobile carrier plan. GRI Capital does not charge a fee for SMS messages.
Opt out: Reply STOP to any message. You will receive one final confirmation, then no further messages.

Carrier disclaimers: Mobile carriers (T-Mobile, AT&T, Verizon, and others) are not liable for delayed or undelivered messages. Service depends on your carrier's network.
No third-party sharing of mobile data: Phone numbers and SMS opt-in information are not sold, rented, or shared with third parties for their marketing purposes.
You may withdraw SMS consent at any time without affecting other services or communications. Withdrawing SMS consent does not retroactively un-do messages sent before your opt-out.
4. User Conduct
You agree not to:
Use the site or services for any unlawful purpose
Misrepresent your identity, qualification, or interest
Submit false, misleading, or inaccurate information in any inquiry, application, or document
Harvest information about other users
Attempt to access non-public areas of the site or interfere with its operation
Use automated tools (scrapers, bots) to extract data without our written permission
Violate fair housing laws (federal Fair Housing Act, California FEHA, or any local equivalent)
5. Intellectual Property

You may view and print content for personal, non-commercial use. Any other use requires our prior written consent.
6. Third-Party Listings and Data
Property information shown on the site may be aggregated from MLS, public records, or third-party data providers. GRI Capital does not guarantee the accuracy, completeness, or current status of any third-party listing. Always verify directly with the listing agent or seller before relying on listing data for a transaction.
7. Real Estate Disclosure
GRI Capital is a licensed California real estate brokerage. Real estate transactions are regulated by the California Department of Real Estate (DRE). All offers, contracts, and disclosures will be presented through our brokerage and the appropriate licensed agents. Listings, opinions of value, and pricing guidance are not binding offers.
GRI Capital adheres to the federal Fair Housing Act and California's Fair Employment and Housing Act. We do not discriminate on the basis of race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, source of income, or any other protected category.
8. Disclaimers
THE SITE AND SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT. GRI Capital does not guarantee any specific real estate outcome, transaction price, return on investment, or timeline.
Real estate involves risk. Past performance does not predict future results. Always consult independent legal, tax, and financial advisors before making a real estate decision.
9. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, GRI CAPITAL'S AGGREGATE LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THE SITE OR SERVICES SHALL NOT EXCEED THE GREATER OF (a) the fees you paid us in the twelve (12) months preceding the claim, or (b) one hundred dollars ($100). GRI CAPITAL IS NOT LIABLE FOR INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES.
Some jurisdictions do not allow the exclusion or limitation of certain damages; in those jurisdictions, our liability is limited to the maximum extent permitted.
10. Indemnification
You agree to defend, indemnify, and hold harmless GRI Capital and its agents from any claim, demand, loss, or damages arising from (a) your violation of these Terms, (b) your misuse of the site or services, or (c) your violation of any law or third-party right.
11. Termination
We may suspend or terminate your access to the site at any time, with or without notice, for any reason, including a violation of these Terms. Sections that by their nature should survive termination (intellectual property, disclaimers, limitation of liability, governing law) survive.
12. Governing Law
These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. Any dispute arising out of or related to these Terms or the services will be resolved exclusively in the state or federal courts located in Los Angeles County, California, and you consent to the personal jurisdiction of those courts.
13. Changes to These Terms
We may update these Terms from time to time. The "Last Updated" date above reflects the most recent revision. Material changes will be communicated through the site or by email. Continued use after changes constitutes acceptance.
